Selling a house can be a massive palaver. There are so many different factors and steps involved in the sale that it can be easy to get a bit disheartened by it all, but unfortunately, it’s not something that most homeowners who want to move house can afford to avoid. There are a few easy things that you can do to make that process a lot easier, one of which is finding a cash buyer. Today, we decided to take a look at some of the main benefits, from the speed of the transaction to the lack of reliance on other market factors.
It’s quick
When selling a house, you generally just have to accept that it’s going to be a pretty lengthy process. There are all sorts of things that need to be done before the sale can be completed, and some of those can really drag on for quite a while.
If, however, you need to raise money fast for another project or property, or simply don’t want the sale to drag on for any longer than absolutely necessary, a cash sale can be a lot quicker than other methods. It means that you won’t get stuck in some kind of property chain, as the sale won’t be dependent on other sales also going well. If the buyer likes the house, they can make the decision to go ahead straight away.
The sale is less likely to fall through
If the buyers are depending on some kind of financing or line of credit to make the sale possible, then there’s a risk that this line of credit won’t work out in the end. There are so many variables that will go into determining whether they get their mortgage or loan, and all of these variables will be out of your control.
When you’re dealing with a cash buyer, this isn’t an issue. Sure, there are still a lot of other reasons why the sale could fall through, but cash flow shouldn’t be one of them. It takes away an important factor that could delay the sale, potentially simplifying it substantially.
More reliable
Even for buyers with a good credit history and a stable, well-paying job, the mortgage market is determined by a wide range of market factors. A simple change in government policy can massively shift interest rates, for example, suddenly changing the amount of credit that people can receive to buy a house.
This can make it very tricky to choose the right time to sell your property, and can lead to all sorts of complications in terms of the price you can command. With cash buyers, this obviously won’t be so much of an issue. They should have that cash no matter what the market is doing, or at least be much less affected by interest rates and the like.
